A Tale of 3 Dwelling

I have been in the property industry for over 30 years and I can say with confidence that Navigation Homes are one of the most professional, efficient and reliable companies I have ever dealt with.

I have built three minor dwellings in the last two years. The first one was not Navigation Homes, but the “cheap” guy. I can say with absolute certainty, that was a big mistake. It took 2 years to FINALLY get the house built and with a CCC which I ended up having to do myself. On top of that from the beginning of the contract this “cheap guy” lied to me, had every excuse in the book and never even finished the build properly. Since it was deemed habitable five months ago the horrible quality has started to show. This includes and is not limited to: broken kitchen cupboards, broken oven, broken kitchen faucet, broken front door and a concrete path that had to be re-done five times, even some of the bricks were wonky… Fair to say maintenance costs for this brand-new home continue to accumulate …

The second time I needed to build a minor I decided to do things differently.

I went out to the market and received six different quotes from different renowned building companies and Navigation Homes was the second most affordable. However, after a meeting with Navigation Homes I knew that these guys were the ones to go with. They listened to my story of the last fiasco and were open and honest about the issues of the building industry. They were up front with many of the problems that could happen throughout a build and they stated that they would help us the whole way, and that is exactly what they did. On top of that they had the 60m2 minor dwelling built in 12 weeks from starting the foundations. The total cost up to date between the “cheapest guy” and Navigation Homes was equivalent, but the difference in quality and service was enormous. The quality, time management and open communication were astonishing and a welcome relief. The only time I had to go to site was for the handover documents because they had sorted every issue without me having to worry. Fair to say I was very happy to use them again, so I did.

The next minor dwelling we built with Navigation Homes was near Henderson. This time we were dealing with the West Auckland Franchise and the Waitakere Council. Now, something anyone who is about to build a house needs to know. You can’t prepare for all the things that can go wrong during a build, but Navigation Homes are always professional and always make sure that whenever there is an issue they find a way to fix it.

Firstly, Auckland Council in general is incredibly unreliable and heavily under resourced. This means resource consents, building consents and variations can take anywhere between a couple of days to a couple of months. Our minor in Manukau came out of council in just over a month, the Waitakere minor took over three months and they were the exact same working drawings.

Secondly, when they began to excavate for the foundations they found an old pipe in the ground and the external garage at the back of the property was one metre longer than the approved council plans from over a decade ago. This meant numerous engineer inspections and changes in the design before it went back to council which took another month.

Thirdly, issues with suppliers and contractors occur on an everyday basis. Navigation take this burden from you, I don’t want to know all the everyday issues and they relieve this stress.

After experiencing the difference between the first build and the second two builds if I could give anyone advice it would be to trust in your builder and leave them to do their job, I’m not an engineer or a builder. That’s what I did with Navigation Homes and I couldn’t recommend them higher. There will always be issues on a building site and it will never be all smooth sailing from council delays to what’s under the soil to terrible weather. Navigation are there to work with you to resolve the issues and build you a great house.

They are the best in the industry for their professionalism, service and quality. They are the epitome of ‘Master Builders’.
